A group with the same objective pays into a common fund each month. That fund delivers credit letters (cartas de crédito) by draw (sorteio) or by bid (lance): the offer that brings contemplação forward.
There is no interest. There is a fixed administration fee, spread across the contract.
Released credit can buy a property, a plot, fund a build, cover a renovation, or pay off an existing mortgage. For whoever understands the mechanism, the contemplated letter can also be an asset itself: sold to someone who needs immediate credit.

Income
Once contemplated, you buy the property and rent it. Rent covers the cota installment. What is left opens the next cota, and the portfolio grows without a new outlay each round.

Turnover
Here the cota never becomes a property. It becomes a return. You are contemplated and the letter is sold to someone who needs immediate credit and will not take bank interest.
Real case: R$36,000 contributed in 36 installments of R$1,000, on a R$300,000 letter. Return of 80% on the amount contributed.
Build
The credit covers urban or rural land, funds a build from zero, or a renovation. Release follows an engineer-signed schedule, or comes at once against a substitute guarantee.
For whoever already builds. Whoever has capital to put down can use the letter as leverage.
Debt
Already in a mortgage? The credit letter can pay the balance. You trade compound bank interest for a diluted administration fee.
Real case: a client with a R$300,000 cota was about to cancel and rush a mortgage. They kept the cota. When contemplação comes, it pays the bank off.

By law, every administradora contemplates at least one cota a month by draw, using Federal Lottery numbers. Being current is enough to compete on equal terms. That is the luck door, and nobody controls it. The other door is the bid (lance).

Most of the installment. It is the group's cash: it gathers what is needed to deliver letters at that month's contemplações.
The administradora's operating cost. A fixed percentage, spread over the contract, unlike interest that compounds on interest.
Protection for group surprises. If unused, the remaining balance returns proportionally when the plan closes.

The group's money is not the administradora's. Funds sit in an account tied to the group, separate from the company's estate, and supervised by Banco Central.

Distance does not complicate it
Boleto or debit through your Brazilian bank app. An ordinary current account or a non-resident account (CNE): both work.
Digital FX platforms. You send in your currency, at a low spread, to your Brazilian account or to the administradora.
Back office takes credit analysis, income proof, the asset appraisal, and payment to the seller. You do not need a plane for that to move.
